Burton Hotel in Kington up for sale for the first time in 30 years

Situated on the English/Welsh border, Kington is an historic market town considered the ‘centre for walking’ with Offa's Dyke, Mortimers Trail, and The Wyche Way all close by. Kington also boasts the highest 18-hole golf course in England. The hotel runs golf packages with 10 nearby golf courses and regular golf groups are already booking for 2022. The Burton Hotel is well positioned within the town, set in a two-storey former coaching inn built in the nineteenth century, with an attractive Georgian frontage.

Significant additions have been made to the property while it has been under the ownership of the Richardson family, including a two-storey extension to the main house with spa and gym facilities, and a stunning palm fringed pool. In 2016 a separate bedroom block was added to the rear of the site, consisting of seven well appointed deluxe en-suite double bedrooms, and three self-catered apartments with balconies sleeping up to eight guests. Finally, planning permission has been granted for a further bedroom block comprising 12 deluxe en-suite bedrooms  which will not affect any of the existing hotel infrastructure. 
   
The main house comprises 16 en-suite bedrooms which have been refurbished in the past two years, along with a reception, traditional horseshoe bar, formal restaurant area and several conference and function room facilities.
 
The hotel was forced to close in 2020 due to the impact of the COVID-19 pandemic however, since reopening on 17 May, occupancy levels have been above 80%. As a result, revenue has seen an increase of 20% against 2019 figures, despite turnover from the bar being lower due to Covid restrictions, which is likely due to the boost from staycations. July is also currently running at over 90% occupancy and this trend is set to continue until the end of October as forward bookings are already showing 75% occupancy.

Since the easing of restrictions in May 2021, trading has responded phenomenally well to the challenges posed by the pandemic, with the business boasting record occupancy levels for the rooms and a significant increase in new guests. This is mostly due to the growth of the staycation market and the fact that the hotel is conveniently positioned near various key demand generators. The sale, therefore, presents a fantastic opportunity for an experienced operator to acquire both a robust Covid-proof business with multiple revene streams, and an asset that requires very little capital expenditure.”
