Crofton Lodge is a care home for eight residents in the category of Learning Disability and Mental Health, and Waterside is attached to the property and comprises three supported living flats.
The properties are located close to the seafront in Hill Head and benefit from all single bedrooms on the ground floor. Within Crofton Lodge is a specialist enablement unit which has six en suite bedrooms, all of which have kitchenettes.
Crofton Lodge & Waterside was previously owned by Auckland Care Holdings for 11 years and were brought to market to allow the former owner to concentrate on his supported living business.
Following a confidential sales process with Charles Phillips at Christie & Co, and with funding sourced through Gary Boyce at Christie Finance, the businesses have been purchased by Impact Care-UK Limited which owns and operates a home care business in Hampshire.
Trinity Munowenyu, Managing Director at Auckland Care Holdings Ltd, comments, “Having purchased Crofton Lodge as a closed care home and developed it into a specialist home along with Waterside supported living flats, I am delighted to be handing our business over to Impact Care-UK Limited so that they can carry on our good work. It has been a pleasure establishing such a good business and supporting and improving the lives of our residents.”
Charles Mugagga, Managing Director at Impact Care-UK Limited, comments, “Having operated our domiciliary care business in Hampshire since 2021, we made the strategic decision to move into the care home sector. After visiting Crofton Lodge, we felt this was an ideal business for us and we are pleased to have concluded a purchase. We look forward to building on the care home’s good name and demonstrating our commitment to the specialist care sector.”
Charles Phillips, Director - Care at Christie & Co, comments, “We wish Charles and Vivien all the best with their new business and are confident that they will be very successful based on the knowledge they have already obtained from their domiciliary care business. Having sold the property to Auckland Care Holdings Ltd on a closed basis in 2013, I was delighted to be asked to visit the home to see what they had achieved over the years and then be instructed to sell it for them. A good level of interest and offers were received for this home demonstrating good demand for this type of business.”
Gary Boyce, Director at Christie Finance, comments, “It was a pleasure assisting Charles and Vivian with securing funding for the purchase of Crofton Lodge & Waterside. Through our widespread relationship with banks, we were able to obtain a funding package to purchase the home and enable their exciting plans to become a reality. I look forward to seeing these plans come to fruition and the business go from strength to strength.”
Crofton Lodge & Waterside was sold for an undisclosed price.
