Development site in Hampshire town with planning submitted for 70-bedroom care home is up for sale

Further to a positive pre-application process, a full planning application was submitted by Frontier Estates in September 2024 for the ‘erection of a 70-bedroom care home (Use Class C2) with associated access, parking, landscaping and ancillary facilities’. A decision is anticipated in Q1 2025.

The 1.4-acre site is situated on Salisbury Road (A338) with excellent road frontage and forms the eastern boundary to the town of Fordingbridge, providing connections to Salisbury northbound and Ringwood and the coast southbound.

To the west of the site is an approved planning application to provide a total of 112 dwellings. South of the site is a planning application to provide a total of 53 dwellings. This is in addition to the 1,200 homes that have been granted as a major expansion in Fordingbridge, alongside the growth of neighbouring Ringwood with 800 dwellings in the planning pipeline.

A Desktop Planning Needs Assessment was carried out by Christie & Co’s in-house consultancy team in July 2024. The report, which considered a 10 kilometre radius, highlighted:

  • Current demand for 411 care beds, forecast to increase to 531 by 2034
  • An undersupply of 309 EMC (effective market capacity) beds, anticipated to increase to 397 by 2034
  • There is a lack of specialist dementia provision in the catchment area
  • En suite provision across the catchment is mixed with 62.1 per cent of bed provision having en suites, whilst there is significantly less wetroom availability at 34 per cent
  • Circa 33 per cent of provision is within purpose-built units, presenting a compelling need for new future-fit care home provision at this location

As a catchment, Fordingbridge is facing an upward growth trajectory with a large pipeline of newbuild residential dwellings to help cater for the location’s popularity. In turn, we expect to receive substantial levels of interest for such a prominently located site with a highly market-facing scheme.”
