Previous owner of the site, Wisbech Construction Limited, achieved planning permission in March 2021 for a 100-bed care home design with 100 per cent en suite bedrooms over ground, first and second floors. Each floor of the proposed development also has a treatment room, nurse’s stations, office space, a kitchenette and day space. Externally, there are landscaped gardens with access from Barton Road to the north of the care home, as well as a pedestrian and cycle path.
The 4.7-acre site will also benefit from an anticipated GIA of 6,372 sqm, a large car park to accommodate 50 vehicles, landscaping and five separate residential dwellings. Previously used as an orchard, the site boasts prominent roadside frontage and is situated just one kilometre east of Wisbech town centre.
The site has been acquired by LNT Care Developments, a care home developer which is currently constructing 18 care home schemes across England.
Speaking on behalf of LNT Care Developments, Land Director, Keeley Sharp, comments, “LNT Care Developments is delighted to have acquired this outline consented scheme in Wisbech, adding to an established and emerging pipeline of sites across the East of England. Planning has been submitted for a 66-bedroom, two-storey residential care home which will be complemented by an adjacent residential development.
“Construction is due to start in January 2022 with a predicted completion date of February 2023. Once complete, the home will offer a strong community facility, integrating with the nearby local facilities of shops, churches, and schools. It will provide outstanding accommodation with fully en suite bedrooms, spacious communal areas, and state-of-the-art amenities including a cinema, library, garden room and tea shop, all surrounded by beautifully landscaped gardens.”
Sara Hartill, Senior Surveyor at Christie & Co, who handled the sale, comments, “The opportunity to acquire a 4.7-acre site in an area with strong demand demographics, unsurprisingly, proved to be very popular within the market. LNT Care Developments is well positioned to achieve a revised planning consent that will suit its needs and ultimately serve the growing requirement for market standard beds in the area. We look forward to seeing the completed home in 2023.”
Christie & Co was appointed as the selling agent for this site, which was sold for an undisclosed price.
