Set within the heart of Norfolk, the family-run Yaxham Mill has a long and successful history for providing some of the very best B&B accommodation in the area. The former mill tower on site, which stands at a spectacular 48 feet, was in operation for over 60 years until the 1920’s when it was converted to private accommodation.

The B&B is located outside Dereham and 20 miles west of Norwich, just two minutes drive from the A47 which links Norwich with the North Norfolk coastal towns.

Trading year-round, the accommodation provides six double en-suite bedrooms over two floors. It benefits from regular repeat business, a substantial amount of which is leisure business from those visiting the area for tourism or for family events along with a number of commercial contracts from businesses within the area.

The mill tower provides private owners accommodation over six floors, with one floor used for serving breakfasts for staying guests.

Simon Jackaman, Director in Christie & Co’s Hotels team, who is handling the sale, said, “This is truly a wonderful opportunity for someone to own an established and well trading business in a fantastic part of the region. Our clients are looking to retire having been in the hospitality industry for a number of years and during their ownership they have carried out numerous repairs, renovations and improvements to both the accommodation and mill tower. The business would ideally suit a local couple and is a relatively easy business to operate. Therefore, it does not require any previous experience, just enthusiasm and a desire to provide excellent service. The existing business model suits the current owners but in theory there remains areas where the business can grow further.”

The property is being marketed freehold as a trading business with an asking price of £410,000. More information is available through Christie & Co East Anglia office, 01473 256588.
