Christie & Co advises on the sale of a portfolio of B&B Hotel investments in Northern Italy
Specialist business property adviser Christie & Co has announced the sale of a portfolio of three hotels in the Emilia-Romagna region of Italy, which have been acquired by French institutional investor Iroko ZEN SCPI.

The three purpose-built hotels are located in Sassuolo (Modena), Castelmaggiore (Bologna) and Ferrera, strategically placed to capitalise on high levels of both business and leisure travellers. The hotels are operated by B&B Hotels, an established brand which operates 865 hotels across 17 countries.
The acquisition represents Iroko’s first real estate investment in Italy and demonstrates the country’s enduring appeal to international investors. In 2024, the Italian hotel market saw a transaction volume of over €1.5 billion, making it the 4th most active market in Europe, and with Italy preparing to host major events such as the 2025 Papal Jubilee and the 2026 Milan-Cortina Winter Olympics, the country's tourism and hotel sectors are poised for continued growth.
